After operating a Consignment Shop in Manchester for 6 years, we decided to get more involved in Estate Sales. Our customers asked us to, and we responded.  It is a challenge, but one we really try to make stress free for our clients. Every sale is different.  Some people are moving - some want to downsize - some do not want the "general public" attending their sales. Some want their long-standing storage facilities emptied out.  

We work with realtors (yes we go to broom-clean if needed) estate attorneys, home owners, families, divorces, marriages.  We have conducted sales with very little lead time.  
We do all we can to accommodate your needs -  and yes, we listen.

"A Few Questions Answered..."

What does it cost to do an Estate Sale?

We are paid a percentage of the final sales price of all items.  Period.  Nothing out of pocket to you. The costs of signage, advertising, employees on sale day, sale set up & breakdown, staging & pricing are included.  After the sale, cleanout fees are additional, if needed - always stated up front with a 'not to exceed' dollar amount. It is all outlined in our standard one page agreement.   In all our sales, from storage bins to million dollar houses, we have yet to hear a complaint about our commission.

Can you do a Private Sale?  We do not want the "General Public" in our House.

Yes - some owners really have to have those sales. Select communities prohibit public sales - no signs or advertising. Over the years we have developed a large proprietary list of buyers who attend our sales.  We contact them directly and conduct unadvertised sales.  The environment is more relaxed, and buyers are known to us. Results have been successful.  

Our family members have different items in the sale. Can we get "separate checks"?

Yes.  We have done that several times.  We just code items differently & provide receipts to separate parties for all items sol​d.

We have closing on our house in two weeks - can we still have a sale?

Yes.  We really do our best to meet deadlines.   We have done sales in as little as one week.

We have a car we would like to include in the sale - can you do that?

Yes!  We have sold cars, ATVs, pianos, pool tables, ping pong tables, hot tubs, antique two horse buggies, full size sleighs, cords of firewood, and even tractors.  For title transfer & vehicle sales, we coordinate all the paperwork with the buyer so the process goes smoothly.

Do we have to wait until Spring/Summer to have a Sale?

No.  As they say, neither rain, nor snow, nor sleet, nor hail...  Some of our best attended sales have been in Fall and Winter.  

 

Should  I be present at the Sale to help out?

We strongly recommend against that.  Our experience shows it inhibits the sales process when owners get involved directly - plus the process can be very stressful and emotional for owners. Buyers often want deals, and it can be awkward at best.
 

What Happens to Unsold Items?

Often, we are contracted to get a property in broom-clean condition for closing.  That means all must go after the sale.  We have relationships with good area auction houses & non-profits who accept tax-deductible donations.   We can coordinate those services for you.  We also offer a very reasonable post-sale cleanout service.

​Do you work with realtors?

Yes. We often work with realtors.  An on-site sale is great exposure for a house & property to prospective buyers.  We encourage realtors to leave business cards and sales brochures - it helps everybody.
